Job: Apartment Make-Ready Technician

Job description: The apartment Make-Ready Technician is responsible for the painting and/or required resurfacing of all vacant unit turns, completion of paint-related service requests, and painting projects as assigned by the Service Manager or Community Manager.

Responsibilities:

The apartment Make-Ready Technician has the following responsibilities and duties:
  • Ability to meet deadlines it pertains to the preparation of market-ready units by the anticipated move-in date or as scheduled by the Service Manager or Community Manager.
  • Monitor the condition of market-ready units weekly. Check units just prior to move-in for final condition.
  • Routine work orders must be responded to within twenty-four (24) hours and completed within the same time frame if possible.
  • When directed, maintain of swimming pool, amenity areas, spas, and fountains. Vacuum backwash, etc. Maintaining proper chemicals and water levels
  • Daily logs maintained
  • Other duties as assigned.
  • Maintain a clean and safe work environment and follow OSHA guidelines.
  • Must have the ability to work weekends when necessary and be on-call as needed.
  • Must have a valid driver's license and reliable personal transportation.
Requirements

Requirements:

The apartment Make-Ready Technician shall have the following skills, education, and experience:
  • Keep the maintenance shop clean and swept regularly.
  • Daily walk-through of vacant apartments.
  • Communicate regularly with the Maintenance Supervisor or Community Manager regarding issues and recommendations for property improvements.
  • Monitor security- all vacant units, outside doors of the clubhouse, and other maintenance and/or common facilities and amenities. Ensure doors are locked. General property safety and security and accident prevention, including key control.
  • Always follow all OSHA guidelines and safety procedures and wear safety equipment.
  • Maintain a professional demeanor with residents.
  • Other duties as determined and required by Service Manager or Community Manager.
  • Neat, clean, and professional appearance; maintain a professional attitude and work habits in dealing with the staff, vendors, and the public.
  • High school education or GED.
  • Valid Driver's License.
  • CPO Certification is recommended, but not required
  • Understanding of paint preparation (taping, sanding, sheetrock repair, priming surfaces).
  • Physical demands include, but are not limited to lifting, carrying climbing, stepping, kneeling, working outdoors, overtime, and weekend on-call rotation.
  • Environmental: Is exposed to marked changes in temperature and/or humidity (non-weather), is exposed to dust, fumes, gases, radiation, microwave (circle), Toxic or caustic chemicals, and Moderate noise.
