Job Summary We are seeking an experienced
Manufactured Housing Community and Seasonal RV Park Maintenance Worker / Manager's Assistant to join our team! The ideal candidate has experience working in a a community maintenance environment for a 55+ community, experience with collecting rents in an office, and excellent communication and customer service skills. Employee to live on site in a 2 bedroom home in community, 25-30 hour work week with starting pay of $17.50 per hour in addition to use of the home, and required to be on call 3-4 days per week and work one weekend day per week.
Basics Maintenance, Ground Keeping, Landscaping, Pool maintenance, Custodial work and basic office skills are a must.
Duties include but are not limited to:
- Intermediate skill in electrical, plumbing, landscaping, and custodial work.
- Be on your feet during shift and able to lift at least 50 lbs.
- Capable of digging, climbing, and other manual labor.
- Capable of operating a sewer snake.
- Ability to work in a variety of seasonal temperatures as the role requires outdoor work.
- Follow safety procedures at all times, including safely operating equipment and vehicles.
- Must have a valid driver's license.
- Understand and carry out directions in a professional manner while working under direct supervision of the community manager.
Responsibilities - Maintenance and cleanliness of mobile home park (to be done daily)- Rec hall, Restrooms, Office, Pool area and pools, Picnic area, Laundry room, Streets, Rental unit repairs, Cleanliness of vacant lots/RVlots & prep for incoming RVers
- Sanitize common areas (pool area, restrooms, clubhouse, etc)
- Cleaning and vacuuming of billiard room, office and rec hall. Including windows, etc.
- Meter reading on tablet
- Run errands for park supplies, bank drops, etc (when necessary).
- Observe residents use of facilities, patrol community during on duty times and in evenings when on-call.
- Sewer repairs / minor electrical / change meters
- Assist, when necessary, rent collection mobile home and rv spaces, banking.
- Assist when necessary, processing of incoming residents (both new home buyers and sublessees). Process rv sites, prepare rv agreements, and handle rv reservations.
- Showing of vacant spaces and park owned rentals/units for sale (if any)
- Assist in enforcing community rules. Handle resident complaints, concerns, violations, and disturbances. Correspondence and legal notices to residents when necessary. Work closely with the manager when needed for these items.
- Seminars/ training when necessary in relation to mobile home park management
- Fill in for manager/asst manager on their vacations/time off
- Maintain proper documentation of maintenance and changes as needed
- Foster a safe, positive working environment
Qualifications - Previous experience in a similar role, ideally in a 55+ manufacturing housing community, desired
- Effective communication skills
- Excellent attention to detail
- The ability to perform maintenance operations
- Familiarity with computer programs, such as email and Microsoft Office suite and ability to learn campground software
